Trails association talks exclusion of nonresidents, rental fees

At Thursday's Homeowner's Association board meeting for The Trails, members discussed widening the gap between what was available for residents and non-residents.

Board members for The Trails Homeowner's Association gathered for their monthly meeting Thursday to discuss how to improve amenities. One issue that continued to arise throughout the meeting was the amount of access for nonresidents.

Some extra perks for residents — such as the clubhouse, the pool and RV/boat parking spaces — were also being used by nonresidents who didn't pay dues to the homeowners association. Though the board couldn't decide on a monitoring system for the pool just yet, they did move a motion to ban nonresidents from renting any of the 31 RV/Boat spaces.

All space-renters will be required to prove their residency 30 days before their contract renewal in May.

The board also discussed community building rental prices, which were, at the time $250 for both residents and nonresidents. Many board members and residents at the meeting felt that was unfair to homeowners.

I don't think we want to encourage people who don't live in our Trails to use our amenities," said Fred Annon, board treasurer.

Last year, the clubhouse was rented by more nonresidents than residents. Of 28 total clubhouse rentals, 24 were by residents who lived outside The Trails. Still, the board moved to change residents' rental charge to $100.
