+ Flagler County residents urged to take inventory
Flagler County Sheriff Jim Manfre is asking Flagler County residents to take advantage of a new service aimed at assisting victims of property crimes.

“ReportIt” is a citizen property inventory system that allows residents to register online the valuables inside their homes, including serial numbers. Participants whose property has been stolen can then look up its information online and turn it over to the Sheriff’s Office.

The website is not a law enforcement function and will not automatically search for lost or stolen property. It is designed to give residents a secure and central site to store the information, which can be helpful if the property is ever stolen and pawned. To register for the free service, visit reportit.leadsonline.com

+ Settlement moves Tidelands development forward
Tidelands, a private Intracoastal Waterway community of single-family homes and condominiums on Riverview Bend in Palm Coast, has entered a settlement that could clear the way for enhancements to the property.

The March 22 settlement ends a protracted lawsuit, which did not require a trial. Also on March 22, Phases 1 and 2, along with Pulte, who absorbed developer Centex in 2009, agreed to redefine maintenance responsibilities of joint-use areas.

The original agreement between the Tidelands Homeowners Association and the Tidelands Condominium Association was broad, including walking paths, stormwater retention ponds, streets, street lights and both community entrances. Going forward, each association will be responsible for its own walking paths and stormwater system. The amendment affects only maintenance.

The Tidelands Condominium Association and Pulte also completed a settlement agreement. Pulte has conveyed to TCA the clubhouse, two pools and two tennis courts, as well as and Phase 2 Intracoastal
Waterway shoreline property. Additionally, the settlement resolves all financial claims between the Pulte and TCA and commits Pulte to make roofing and wing wall repairs to Tidelands condominium buildings.

Further, Pulte will pay TCA roughly $400,000. TCA will allocate these monies to fund a reserve account for the club facilities, to complete a coquina shoreline stabilization with observation piers and complete additional building repairs.

Pulte will retain the right to develop the additional 134 condominium units that have been entitled to the property.
