To be built by the same developer as Beach Village, the project will start with 98 units, just north of the Target shopping center.

After Beach Village, the income-based apartment complex near the Publix on East State Road 100, sold out its 106 units and quickly formed a waiting list last fall, the developers decided Palm Coast was ready for more.

Winter Park-based Atlantic Housing has proposed a five-building, 186-unit apartment complex in Town Center; the tallest building would be about 50 feet. The first phase, according to Vice President Marc Gauthier, would consist of 98 units and should begin construction in the first quarter of 2012.

“The site location was perfect,” Gauthier said, citing the Target shopping center, Flagler Palm Coast High School and the Epic Theatres, all of which are within walking distance of the proposed apartments.

The 19-acre parcel, about eight acres of which are wetlands, would become part of the urban core of Town Center, with all buildings facing the street.

City Manger Jim Landon said: “It’s important to have residential close to commercial for shopping, for jobs, etc. This is a great example of a multi-family complex that will be close to a commercial area.”

The development would be north of the roundabout entrance at Landing Boulevard, on the eastern end of the Target shopping center. Palm Coast Senior Planner Larry Torino said the road will serve as the connector between Central Avenue and State Road 100, providing more accessibility in and around Town Center.

The majority of the project would be one- to three-bedroom units and would have rent determined by income.

Jason DeLorenzo, government liaison with the Flagler Home Builders Association, told the City Council Tuesday April 5: “This is an exciting component for Town Center … I hope you’ll approve it.”

The City Council did approve the resolution unanimously. DeLorenzo also spoke with Gauthier afterward, to pursue opportunities for local homebuilders to be contracted for as much of the work as possible.
